How much is a building and pest inspection?
The cost of a combined building and pest inspection is between $300 – $600 depending on the size and construction type of the building. A one bedroom apartment with no external areas for example is less to inspect and report on compared to a five bedroom house with four bathrooms.

How long does an inspection take?
The size and construction type along with the general condition of the building is what makes the difference here. Inspection times can range between 1 – 2 hours. Further time is spent on completing the report after the inspection to ensure well written and well advised reports are delivered to the client.
What is covered in a building and pest inspection?
A typical building and pest inspection covers various elements of a property to assess its condition and identify any structural issues, minor defects, or timber pest activity. These inspections are commonly carried out before purchasing a property to ensure that buyers are aware of any potential problems that may require attention or repairs. Areas of inspection are;
Building Structure: The inspector will examine the overall structural integrity of the property, including the foundation, walls, floors, roof, and ceilings. They will look for signs of cracks, settlement, water damage, or any other issues that may affect the stability of the building.
Plumbing: The inspection will assess taps, water pressure and drainage. Leaks, blockages, or faulty plumbing components will be noted.
Electrical: The inspector will check lights and ceiling fans, the condition of switches, stovetops and range hoods. Power outlets and switch boards are not checked and we strongly recommend that an electrician inspect all electrical items prior to purchase.
Roofing: The condition of the roof will be evaluated to identify any leaks, damage, or areas in need of repair. This includes inspecting the roofing materials, gutters, and downpipes.
Windows and Doors: The inspector will examine windows and doors for proper functionality, signs of wear, and potential security issues.
Pest Inspection: The inspector will look for evidence of timber pest activity and conditions in or around the home that are conducive to timber pest activity.
Exterior: The exterior of the building will be inspected including cladding, fences, retaining walls and any outdoor structures like sheds or pergolas.
Interior: The inspector will assess the interior spaces, including walls, ceilings, floors, and staircases, to check for any structural issues or visible defects.
Subfloor and Roof Void: These areas are checked for signs of termite activity and any structural problems.
It’s important to note that while building and pest inspections aim to be thorough, they are generally non-invasive and visual only. The inspector is not able to access concealed or inaccessible areas without the owner’s permission or specialised equipment.
